Property Manager / Building Superintendent

 

We are seeking a Property Manager/ Commercial Building Superintendent to oversee, manage and maintain two Commercial/Industrial buildings located in east Toronto (Leslieville and Victoria Park/Eglington areas).

We are looking for a person who can both do the business /administrative side of the management as well as strap a tool belt on to maintain the properties including minor repairs, some drywall, painting etc.

This is a full-time role paying $60,000 to $70,000 annually plus full benefits and 14 personal days first year.

Only apply if you have good administrative, management, email writing skills along with good handy person skills to maintain the building.

 

Administration

There is a 25-35% Administrative role including executing leases, maintaining tenant documents (e.g. insurance, parking, etc), documenting all renovations and repairs, corresponding with tenants, and all other administrative duties required by the building owner. You must have good computer skills, be proficient with MS office, including Word and Excel, excellent verbal and written communication skills, be able to write effective emails and have solid organizational skills to prioritize and meet deadlines.  This includes answering and dealing with calls from tenants, prospective tenants and real estate agents; and, responding to and liaising with clients/tenants, real estate firms, vendors, contractors and other stakeholders.  You must be organized and maintaining filing, leases, and other confidential material.  You will be required to prepare weekly a report and review with owner, any issues and their status, and proactively make suggestions on how to improve the property and service provided to Tenants. You act as the right-hand person to the President / Owner.

 

Tenant Relations

Your role is to build solid relationships with tenants to make them feel part of the family. You are the go-to person for all tenant communication, to-do’s, complaints, and requests. 

 

Unit Preparation & Showings

When units are vacant you will work with realtors to get empty units rented. You will be required to prepare the unit, take calls, open units for viewings and do showings of vacant units.  You will also schedule move-in/move-out with tenants and ensure all documents are in order.

 

Building Maintenance

  • You are the key person in the operation of two commercial/industrial buildings.
  • You will be responsible for routine daily/regular site inspections, maintain the property to ensure building standards and check for any issues. You are to take care and perform minor repairs, make sure the building and parking lots are clean and tidy and ensure buildings are safe and secure. Where larger repairs or maintenance is required, you are to get quotes, oversee agreements and make sure renovations and repairs are performed by qualified contractors to a high professional standard.
  •  You must have a vehicle and valid driver’s license. You will be required to drive between buildings and to our head office. You will also be required to pick up supplies etc. as needed.

 

Development & Special Projects

  • Work with and assist the President / Owner to renovate, develop and/or manage real estate projects.

 

Compensation:

  • Base Salary $60,000-$70,000 annually depending on experience and skills
  • Medical, dental drug benefits after 3 months
  • Car allowance
